Tetapi realitinya, saya tersilap langkah dan akhirnya rugi RM50,000 dalam satu pelaburan hartanah yang saya anggap sebagai \u2018peluang emas\u2019 ketika itu.<\/p>\n<p style=\"text-align: justify;\">Ini kisah saya \u2013 dan saya harap anda tidak mengulangi kesilapan yang sama.<\/p>\n<h3 style=\"text-align: justify;\"><strong>Kesilapan #1: Tidak Membuat Kajian Pasaran Secara Mendalam<\/strong><\/h3>\n<p style=\"text-align: justify;\">Saya terlalu teruja apabila melihat satu unit apartment dijual di bawah harga pasaran. Tanpa berfikir panjang, saya terus menandatangani perjanjian jual beli. Apa yang saya tidak sedar ialah lokasi tersebut mempunyai lambakan hartanah yang serupa dan kadar permintaan sewa yang sangat rendah.<\/p>\n<p style=\"text-align: justify;\">Saya menyangka harga akan naik dalam beberapa tahun, tetapi keadaan pasaran hartanah di kawasan itu tidak berkembang seperti yang saya jangkakan. Rumah saya kekal kosong selama berbulan-bulan kerana tiada penyewa yang berminat.<\/p>\n<p style=\"text-align: justify;\"><strong>Pengajaran:<\/strong> Sebelum membeli hartanah, lakukan kajian menyeluruh tentang permintaan sewa dan prospek kenaikan harga di kawasan tersebut. Jangan hanya bergantung kepada harga murah semata-mata.<\/p>\n<h3 style=\"text-align: justify;\"><strong>Kesilapan #2: Tidak Mengira Kos Sebenar<\/strong><\/h3>\n<p style=\"text-align: justify;\">Saya hanya melihat harga rumah dan bayaran ansuran bulanan, tetapi saya terlepas pandang kos tambahan seperti yuran guaman, duti setem, cukai tanah, insurans, kos baik pulih, dan caj penyelenggaraan. Saya juga tidak memasukkan kos untuk menampung rumah tersebut ketika tiada penyewa.<\/p>\n<p style=\"text-align: justify;\">Apabila dikira semula, jumlah yang perlu saya tanggung jauh lebih tinggi daripada yang saya jangkakan. Ini menyebabkan tekanan kewangan yang besar.<\/p>\n<p style=\"text-align: justify;\"><strong>Pengajaran:<\/strong> Jangan hanya melihat harga beli. Ambil kira semua kos yang terlibat dan sediakan dana kecemasan untuk menampung sebarang kekosongan penyewa atau kos tambahan yang tidak dijangka.<\/p>\n<h3 style=\"text-align: justify;\"><strong>Kesilapan #3: Membeli Dengan Emosi, Bukan Strategi<\/strong><\/h3>\n<p style=\"text-align: justify;\">Saya tertarik dengan reka bentuk unit yang moden dan kemudahan kondominium yang menarik seperti kolam renang dan gimnasium. Saya yakin ia akan menarik ramai penyewa.<\/p>\n<p style=\"text-align: justify;\">Apa yang saya tidak pertimbangkan ialah sasaran pasaran di kawasan itu. Majoriti penduduk di situ adalah golongan yang mencari rumah mampu milik, bukan unit kondominium dengan kadar sewa yang tinggi. Akibatnya, saya sukar mendapatkan penyewa yang sanggup membayar harga sewa yang saya harapkan.<\/p>\n<p style=\"text-align: justify;\"><strong>Pengajaran:<\/strong> Jangan beli hartanah hanya kerana ia kelihatan cantik atau menarik. Pastikan ia mempunyai permintaan dan sesuai dengan keperluan pasaran.<\/p>\n<h3 style=\"text-align: justify;\"><strong>Kesilapan #4: Salah Pilih Penyewa<\/strong><\/h3>\n<p style=\"text-align: justify;\">Apabila akhirnya saya mendapat penyewa, saya terlalu gembira dan tidak menjalankan saringan yang ketat. Malangnya, penyewa tersebut kerap lewat membayar sewa dan akhirnya berhenti membayar langsung selama beberapa bulan sebelum keluar tanpa notis. Lebih teruk lagi, rumah saya ditinggalkan dalam keadaan yang sangat teruk dengan banyak kerosakan.<\/p>\n<p style=\"text-align: justify;\"><strong>Pengajaran:<\/strong> Saring penyewa dengan betul. Periksa rekod pembayaran mereka, dapatkan deposit secukupnya, dan pastikan ada perjanjian sewa yang jelas.<\/p>\n<h3 style=\"text-align: justify;\"><strong>Bagaimana Saya Bangkit Dari Kerugian Ini?<\/strong><\/h3>\n<p style=\"text-align: justify;\">Selepas mengalami kerugian ini, saya mengambil keputusan untuk belajar dengan lebih mendalam tentang pelaburan hartanah.
